It’s clear that commercial mortgage-backed securities investors made a big return to office in 2025, and JLL’s Christopher Pratt had a hand in that.
Pratt was a key member of the team that brokered the $1.125 billion refinancing of New York’s 3 Bryant Park in February 2025, the deal being one of the early indicators that investor appetite was back for office properties. “I like to think that we played a big role in getting groups comfortable and understanding that certain office buildings are here to stay,” Pratt said.
That’s not the only blockbuster office deal Pratt recently closed. There was also the $1.4 billion refinancing of 10 Hudson Yards this past May. (Pratt declined to discuss the deal.)
And it’s not just offices, either. Pratt last October brokered the $1 billion refinancing of Starlight Investment, PSP Investments and Future Fund Board of Guardians’ nearly 6,000-unit, eight-state multifamily portfolio.
There’s plenty in the pipeline, too. Pratt was involved in $11 billion worth of deals in 2025, and as of June had already closed $6 billion in 2026, with another $10 billion in the works.
Working on these megadeals is part of what Pratt loves the most about the business, all the way from the start. “The pitch process is always so fun for me,” he said. “A lot of our competitors are great, and it’s just fun to go against them and try to beat them.”
Real estate wasn’t always in the cards for Pratt. He didn’t have any family ties in the industry and originally went to college to pursue becoming a trader. However, during an internship program at J.P. Morgan, where he sat next to its CMBS team and learned more about what they did, he got hooked. He joined J.P. Morgan’s CMBS team after studying at Boston University and stayed until 2021, when he made the switch to JLL.
The Dutchess County, N.Y., native recently relocated from Manhattan to Dobbs Ferry in Westchester County with his wife. The couple just celebrated their one-year anniversary. In his spare time, Pratt plays basketball, and is a big Knicks fan.
