Renter fraud is running rampant in the multifamily sector.

Caren Maio’s 100, designed as an end-to-end fraud-prevention platform for multifamily, added to its arsenal in June by acquiring Cobblestone, a fraud-detection and income-verification fintech company repurposed for multifamily use.

Serial entrepreneur Maio pointed to 100’s experienced talent as a prime reason for the startup’s fast growth.

“Our team is so special,” said Maio. “We’re a team of industry vets who have all come from this industry. We’ve been eating, breathing, sleeping it for decades, and we’re all not done. We’re all still so hungry to continue to make an impact.

“The interesting thing is that some of us had spent years before competing against each other, and now we’re all on the same team with this big north star in mind: How do we take the huge issue of fraud and bad debt, and make that a thing of the past? We’re all aligned around this, and it’s the best team I’ve ever worked with.”

Founded in early 2025, 100 has gone from early-adopter curiosity to an enterprise staple, sustaining greater than 25 percent month-over-month revenue growth and adding some of the industry’s largest operators to its client roster, Maio said at the time of the Cobblestone acquisition.

Manhattan-based 100 has been selected as the preferred partner in fraud prevention for multiple firms on the National Multifamily Housing Council’s top 50 owners list. In August, 100 announced partnerships with property management companies Asset Living and RAM Partners.

“Since deploying 100, we’ve caught 575 bad actors before they ever completed an application,” David Walther, chief revenue officer at Asset Living, said at the time of the partnership announcement. “Assuming $7,500 per avoided eviction, that’s $4.3 million in net operating impact. Add in time savings and elimination of unnecessary costs, and the return on investment case writes itself.”
