Tim Johnson
Global head at Blackstone Real Estate Debt Strategies
What is the biggest challenge you’ve encountered as a lender in 2026?
Despite a more volatile and complex market backdrop, our business has continued to perform. As markets adjust to higher rates, geopolitical uncertainty and shifting risk sentiment, we believe periods of volatility often create some of the most attractive investment opportunities.
Markets remain liquid and active, with CMBS issuance on track for its highest year ever. Our scale, liquidity and global reach allow us to remain an opportunistic and dependable source of capital for borrowers when certainty is at a premium.
Which property sector is most attractive from a lending perspective today? Which are you most cautious about?
At Blackstone, our scale and breadth of information help us see around corners and identify sectors benefiting from durable, long-term demand tailwinds. That includes logistics, rental housing, data centers, net lease, and industrial outdoor storage.
Data centers and multifamily housing, in particular, stand out today. In data centers, strong demand and capital constraints are driving spreads modestly wider, while improving lease structures and limited supply support attractive risk-adjusted returns.
In multifamily, higher rates and a more constrained financing environment are creating opportunities for private lenders to fill gaps in capital structures. We believe this dynamic can enable disciplined deployment into high-quality, cash-flowing assets at attractive risk-adjusted returns. More broadly, Blackstone’s data helps us identify pockets of the market where supply/demand dynamics are supporting compelling lending opportunities.
What’s your competitive edge in deals today, and who are you competing against most often (banks or non-banks)?
Our biggest advantages are scale and flexibility. The breadth of Blackstone’s platform gives us access to unique information and a wide range of capital sources, and supports differentiated investment opportunities, and our team has deep expertise sourcing, underwriting and managing large, complex transactions. That allows us to move across geographies, asset classes and risk profiles to find the most compelling opportunities and provide tailored solutions for borrowers.
It also allows us to be a one-stop solution for many investors, offering exposure across real estate credit, private credit, asset-based finance, and other areas of private markets through a single platform. In terms of competition, there’s enough room for everyone.
Data centers: As attractive a lending opportunity as they were two years ago?
We continue to view data centers as one of the most compelling lending opportunities today. The AI megatrend is driving unprecedented demand for compute, and as the capital required to support that demand has grown, a financing ecosystem has emerged to meet these needs, and we believe private credit has an important role to play.
Importantly, we are lending against an asset class where demand continues to outpace supply and is largely supported by long-term leases with some of the highest-quality corporate credits in the world. Combining our lending capabilities with Blackstone’s deep expertise as the largest investor in data centers globally gives us a significant advantage, providing unique insights into a growing pipeline of opportunities.
If you were marooned on a desert island, which three items would you bring and what would be your key survival skill?
A hammer, nails and wood. We recently launched a homebuilder lending platform, so my survival skill would be building. We expect the platform to support the expected construction of 50,000 new homes annually to help address America’s housing shortage, so one more wouldn’t be too much of a challenge.
Biggest headwind and tailwind to lending activity in 2027?
Despite the recent move higher in base rates, we still believe that real estate is in the early stages of a multiyear recovery based on strong underlying fundamentals. New supply is at decade-low levels, demand continues to grow in our highest-conviction sectors like logistics and data centers, and debt markets remain highly active, with CMBS issuance up 22 percent versus the same time last year.
All of that is helping support transaction activity and creating attractive lending opportunities. The biggest headwind remains elevated interest rates, but, even so, we’re encouraged by the fundamentals as we head into 2027.
