Corcoran Sunshine Marketing Group recently handled sales for the high-end Manhattan residential projects 520 Fifth Avenue and One High Line, surpassing $1 billion in sales for the latter.

But given that the company has represented over a dozen properties that eclipsed that magic sales figure, massive success is no stranger to the sales and development marketing apparatus. 

Corcoran Sunshine has since 2018 ranked No. 1 in the New York market for the number of new development contracts signed every year, and in dollar volume sold for 12 years running. In 2024, the company claimed 35 percent of all new development sales in Manhattan, including 136 new development sales over $5 million, more than any other firm in New York City. Kelly Kennedy Mack noted that reaching such illustrious heights requires an effort that starts when the building in question is still just an idea in the developer’s mind. 

“There’s no such thing as an easy development when you’re trying to break records, create new markets, push pricing, and optimize a sellout,” said Mack, Corcoran Sunshine’s leader since 2005.

“A lot of people think the job of new development marketing is to drive qualified buyers into a sales office,” she added. “But the real core of new development marketing is to optimize a project for long-term success, and that job starts at the beginning, when a developer is conceiving of how to position a property.”

In addition to successful projects in New York City — recent sold-out projects for Corcoran Sunshine also include 25 Park Row and Brooklyn’s 11 Hoyt — the company has had great success in South Florida with projects including South Flagler House in West Palm Beach, with Mack noting she has numerous clients who have acquired residences in both cities.

With upcoming projects including the Flatiron Building and The Strathmore NYC, Mack’s focus will be, as always, doing what it takes to keep her operation at the top.

“We’ve stayed No. 1 for two decades not out of luck, but because of an incredible commitment to being the best,” said Mack. “Being the best is the North Star for everyone at our company.”
