Beryl Grant has been out of college for four years, and can trace his postgrad successes to three main attributes: his coachability, consistency and dedication to fundamentals.
“I’m in the office every morning at 6:30 [and] stay until 7:30 or 8,” Grant said. “That really doesn’t change.”
No matter the weather or any other goings-on, Grant doesn’t let distractions get in his way — a simple but effective strategy that has characterized his career. He also embraces every opportunity to learn, citing mentors from both previous internships and his current role at Matthews Real Estate Investment Services.
Grant studied business management at Indiana University — and participated in the school’s real estate club — before joining Matthews in 2020 as an associate in Nashville. (He’s originally from Memphis.) Since then, Grant has changed titles to vice president — and locations to New York City.
“I think we’ve really just scratched the surface with what we’ve been able to do over the past few years,” said Grant, who’s excited to grow Matthews’s year-plus-old New York City presence. He’s equally interested in building out the firm’s automotive mergers and acquisitions team.
Recently, however, Grant has been focused on car wash portfolios, which he describes as Matthews’ “bread and butter over the past few years.” In 2023 alone, Matthews closed on car wash deals that included Fast Trac in Huntsville, Ala., and Galaxies Express in Texas, among other transactions in Florida and Iowa. Across those transactions — and states — Grant has ensured good prices for his clients.
When he’s not working — in the hours before 6:30 a.m. and after 8 p.m — Grant says he enjoys all things health and wellness, such as running, getting outside, and cooking new recipes. He’s also involved in his Jewish community and prioritizes time with friends.
