Nicole Daniggelis joined Ariel Property Advisors as an investment sales broker just a year ago and hit the ground running, closing two multimillion-dollar site sales.

The largest sale closed at $29 million for a developable site in Gowanus, Brooklyn, at 125 Third Street. The half-acre parcel, which was zoned for a 102,000-square-foot development, needed to be sold quickly since it has a vested 421a tax abatement until 2026. 

Another milestone was the $2.6 million sale of 232 Smith Street in Cobble Hill, also in Brooklyn, a parcel that was previously home to a mixed-use development that never got off the ground and wound up in litigation. Despite the hurdles, the auction deal equated to $505 a square foot — “close to a neighborhood record,” according to Daniggelis. 

She focused on Brooklyn at JLL and Cushman & Wakefield, too, where she worked prior to Ariel. Before that, Daniggelis earned a political science degree from Yale — where she played varsity lacrosse — and studied at the London School of Economics. 

In the future, “I hope to still be working here with our team at Ariel growing my knowledge in the business, having my foot in the door of a handful more deals, growing my connections throughout the industry,” Daniggelis said.

Networking to build business is something that the broker already has lots of experience doing. “I pride myself and try to do a really good job with client relationships and building trust with local owners throughout the neighborhood,” Daniggelis said. “Every month I walk throughout my core and canvass the neighborhoods, taking note of whether it be a new storefront, development site, [Department of Buildings] paperwork — just being on top of what’s going on in my core area of business, so I can be a resource for local owners.”
