Project executive at Core Four Construction
Matt Sullivan has made a name for himself in the construction industry by helping office landlords and tenants reposition assets in today’s distressed market.
Sullivan, who joined Core Four Construction five years ago after stints at Americon and Rivco Construction, has gotten recognition for making big transformations happen. His work, for example, on the design and construction of Warner Bros. Discovery’s global headquarters at 230 Park Avenue South earned him and his team a World Design Award from the Architecture Community in 2022.
Sullivan and his associates also completed a $30 million, 10-floor buildout of Tommy Hilfiger’s offices at RFR Holding’s 285 Madison Avenue in just six months, complete with an executive floor, amenity spaces, showrooms and a data center. The clothing brand has about 220,000 square feet in the building as of May 2019.
Another project Sullivan has worked on was the redevelopment of 11 East 26th Street and 15 East 26th Street, two buildings owned by Rockrose Development that were merged into one through a $70 million repositioning. Not only will the two buildings come together, Core Four is the contractor managing the $30 million addition of amenity spaces, an additional elevator, a new roof and a renovated lobby.
A day in the life of the Fairfield University graduate includes working with clients and overseeing construction on multiple projects as well as managing and proposals for potential projects. He also manages subcontractors while bringing in new clients through his growing network.
