Kenneth F. Bernstein is the President and Chief Executive Officer of Acadia Realty Trust, which he co-founded in 1998. Acadia Realty Trust is a real estate investment trust specializing in the acquisition, redevelopment and management of open-air retail properties. The company currently owns and operates a portfolio of properties valued at approximately $5 billion throughout the United States.

Acadia manages a core real estate portfolio of approximately $3 billion of open-air retail properties dominated by street retail properties in key markets throughout the United States. Acadia also operates an investment management platform that manages a series of institutional joint ventures and discretionary investment funds. Acadia has recently completed its investments on behalf of Fund V, acquiring approximately $1.5 billion in retail properties. The company has also completed two separate account joint ventures with institutional partners.

In addition to his responsibilities at Acadia, Mr. Bernstein is a former Trustee of the Board of Trustees for the International Council of Shopping Centers (ICSC), where he also served as the Chairman for 2017/2018. He is a member of the World President’s Organization (YPO-WPO), where he was the founding chairman of the Real Estate Network. Mr. Bernstein currently serves as a Global Governing Trustee for the Urban Land Institute (ULI) and is a member of the Board of Trustees for Golub Capital (NASDAQ: GBDC).

Previously, Mr. Bernstein served as Chief Operating Officer of RD Capital until its merger with Mark Centers Trust in 1998, creating Acadia Realty Trust. Prior to that, Mr. Bernstein was an associate with the New York law firm of Battle Fowler, LLP.

Mr. Bernstein received his BA from the University of Vermont and his JD from Boston University School of Law.

Prior to joining MCR in 2016, Mr. Delli Santi was a Senior Associate with Starwood Capital Group, where he was responsible for managing several of the firm’s investments in the full and limited-service hotel sectors. He also served as Vice President of Corporate Development for TMI Hospitality, one of the country’s largest hotel owner-operators with a portfolio of more than 180 select service and extended stay properties that Starwood Capital Group acquired in January 2015. In that role, he was responsible for the execution of the firm’s growth-related initiatives, the disposition of non-core assets and various other functions.

As President and Chief Executive Officer of Columbia Property Trust, Adam Frazier is responsible for the company’s overall business strategy, capital allocation, operational execution, and portfolio performance.

Mr. Frazier brings more than two decades of experience across real estate investment, asset management, and development. Prior to joining Columbia in 2022, he spent eight years at Oxford Properties, most recently serving as Vice President and Head of New York. In this role, he led leasing, operations, and development across the firm’s New York portfolio, including oversight of several of New York City’s most transformative projects, such as St. John’s Terminal and Hudson Yards.

Earlier in his career, Mr. Frazier spent nearly seven years in leadership roles at Boston Properties (now BXP) focusing on development and leasing, including managing the development of 250 W 55th Street. He began his real estate career at Edens & Avant (now EDENS) as a Development Manager, where he led the development of large mixed-use developments, including the 30-acre Mosaic project in the Washington, D.C. region, and oversaw retail acquisitions throughout the Mid-Atlantic. Mr. Frazier began his professional career as an equity trader, specializing in NASDAQ-listed technology stocks for Salomon Smith Barney/Citibank.

Mr. Frazier holds a Bachelor of Science in Business Administration from Bucknell University and an MBA from the University of North Carolina at Chapel Hill’s Kenan-Flagler Business School. He serves on the Bucknell University Real Estate Advisory Board and is a member of the National Board of Directors for Autism Speaks. He also serves on the board for Smile Farms, an organization dedicated to creating employment and training opportunities for individuals with disabilities within the agricultural and hospitality industries.

Mr. Frazier resides in Long Island with his wife and their four sons.

Senior Managing Director, NewmarkKaren Bellantoni is a Vice Chairman with Newmark, specializing in tenant and landlord representation in New York City and urban markets across the country. Bellantoni brings over three decades of retail real estate and merchandising experience to her profession. As a tenant representative, Bellantoni is responsible for implementing the national and regional strategic plans and rollouts for an impressive list of retailers, including Elyse Walker, A.L.C., The Westside/everafter, The Frye Company, J.Crew, Madewell, UGG, Hoka One One, Apple and lululemon. Throughout the country, Bellantoni has executed transactions on behalf of Intermix, Elie Tahari and L’Oréal brands Kiehl’s, The Body Shop and NYX Professional Makeup. In New York City, Bellantoni represented J.Crew in numerous Manhattan locations for their various concepts. She recently completed two Elyse Walker deals, including their first East Coast location; four additional Madison Avenue transactions; several Hoka One One locations; and secured a flagship location on 5th Avenue for UGG. Bellantoni has represented numerous owners throughout Manhattan. Among her notable assignments are consulting with Related Companies on the Time Warner Center; she represented Crown in leasing 15 Little West 12th Street to Amyris for their new flagship; representing TF Cornerstone in leasing 90 and 100 Gansevoort Street to Allouche Gallery, By Killian, Christian Louboutin Men’s and Intermix; successfully leasing 40 Mercer Street on behalf of Hines and Andre Balazs to Bose, Dermalogica, Vivienne Tam and Wachovia; representing Taconic Investment Partners and ING Clarion in leasing 401 W. 14th Street; merchandising and leasing Chelsea Market on behalf of Jamestown Properties; and arranging a 16,153-square-foot lease with Anthropologie. She also served as an advisor to the Port Authority of New York & New Jersey for the World Trade Center redevelopment.

Jackie Totolo serves as a Senior Managing Director with Newmark in New York, where she specializes in both landlord and tenant representation.
