Stimdel Properties, an affiliate of Uruguay-based investment firm HC Corporation, has filed plans to bring 612 new apartments to 12-12 33rd Avenue in Astoria, Queens, according to a rezoning application filed with New York City’s Department of City Planning last week.

The plans, filed by Stimdel, call for the construction of five mixed-use buildings, ranging from five to nine stories tall, with a total of 50,000 square feet of commercial and manufacturing space. A portion of the 612 units will be designated as affordable housing, according to the project description.

The site, located between 12th and 13th streets along 33rd Avenue in Queens, is currently home to several one-story industrial and office buildings. The landmarked Barkin, Levin & Company Office Pavilion building adjacent to the development site would also be “retained” as part of the project, according to the filing.

“The development site currently represents a nonconforming industrial use at the border of a residential area of Astoria,” Stimdel wrote in its filing. “The rezoning would allow redevelopment of this underutilized block for a mix of uses, including local retail, community facility space and a substantial number of affordable housing units, that will blend with surrounding residential and community facility uses to create a cohesive neighborhood.”

The project description doesn’t include any information about proposed amenities for the residents. The application still needs to go through several steps ahead of approval, including a review by the City Planning Commission, a community board review and a review by the borough president.

News of the filing comes after a pair of Queens-based developers — Dominick Acquista and Lorenzo Devardo — submitted plans last month to replace three industrial buildings at 31-29 Vernon Boulevard in Astoria with a new 20-story residential tower, as Commercial Observer reported at the time.
