CBTS Technology Solutions Takes 4K SF at 1261 Broadway

CBTS Technology Solutions, a tech service provider, has inked a 3,612-square-foot lease at the Rosen family’s office property at 1261 Broadway, according to Koeppel Rosen, the landlord’s leasing and management agent.
The tenant was represented by Charles T. Gerace II from JLL, while Max Koeppel, director of leasing at Koeppel Rosen, represented ownership in the negotiations.
The asking rent and the length of the lease were not disclosed, but the average asking rent for office space in Midtown was $85.08 per square foot during the third quarter of 2026, according to data from Colliers.
The tenant, which provides cloud, communications, cybersecurity, infrastructure, professional services and managed technology solutions to businesses and enterprise clients, will occupy space on the 11-story building’s fourth floor.
JLL and Koeppel Rosen did not immediately respond to Commercial Observer’s requests for comment.
Elsewhere in the Rosen portfolio, real estate investment and development firm Titanium Realty Group recently signed a 2,319-square-foot lease at 302 Fifth Avenue, also in Manhattan’s Midtown neighborhood. It is a five-minute walk from 1261 Broadway to 302 Fifth Avenue.
The length of this lease and the asking rent were not disclosed. Titanium Realty Group will occupy space on the 13-story property’s 12th floor, according to Koeppel Rosen.
Max Koeppel also represented ownership in this deal, while Bradley Cohn and Jeff Buslik of Adams & Company Real Estate represented Titanium.
“The tenant was drawn by the building’s central location and fantastic natural light,” Cohn told CO. “Max and his team did a great job with the buildout.”
Built in 1916, 302 Fifth Avenue is also home to the offices of bedding company Sam Salem & Son, as well as manufacturer, importer and distributor of home decor brands Idea Nuova.
Koeppel’s 1261 Broadway was built in 1910 and has other office tenants including media company Law & Crime News, building consultant DBI Construction Consultants, as well as jewelry importer and wholesale distributor Eastern Nationwide Supply.
