Anderson Family Properties is set to close one of the largest U.S. office financing deals of the year in Los Angeles’ premier office submarket.

The firm has secured a $550 million refinancing for its 940,000-square-foot office campus at 1800 and 1900 Avenue of the Stars in Century City, according to CoStar. Wells Fargo led the financing with J.P. Morgan Chase.

The commercial mortgage-backed securities loan is expected to close Oct. 15. The financing will retire about $300 million of existing debt, fund tenant-related obligations, and also allow ownership to pull $219 million from the property, CoStar reported.

The campus is 95.5 percent leased following a $205 million renovation completed in 2025. About 875,000 square feet of leases have been signed since 2022, with rents averaging roughly 32 percent above prior agreements, according to CoStar’s report, which cited S&P Global Ratings.

Ares Management is the largest tenant, occupying more than 206,000 square feet through 2036. Other tenants include law firms Jeffer Mangels & Mitchell; Milbank; Irell & Manella and BakerHostetler.

Century City’s fundamentals have helped distinguish the asset from much of Los Angeles. Vacancy among Class A office buildings in the submarket was 13.6 percent in the second quarter, compared with 25.4 percent across comparable L.A. properties. Asking rents at top Century City buildings approached $94 per square foot, with some trophy properties above $100.
