Blackstone Sells Fort Lauderdale Industrial Campus for $57M

The small-bay property includes seven buildings that are 97 percent leased

Blackstone’s industrial arm has sold an industrial campus in Fort Lauderdale, Fla., for $57 million.

Industrial investor BKM Capital Partners and Boca Raton-based Kayne Anderson Real Estate purchased the seven-building property at 2201, 2301 and 2381 Stirling Road, less than a mile west of Interstate 95, near the Dania Pointe retail complex.

The 210,000-square-foot campus, completed in 1985 and 1987, houses seven small-bay buildings. It’s 97 percent leased with a 3.9-year weighted average lease term, according to the buyers. 

“You could not build this park today, let alone assemble a site like it along the I-95 corridor,” Brett Turner, partner and managing director of acquisitions and dispositions at BKM, said in a statement. “What really made it work for us is the rent roll. The expirations are staggered, and no single lease decides the outcome.”

Cushman & Wakefield’s Rick Brugge represented the seller, Blackstone affiliate Link Logistics. The campus last traded for $17.5 million in 2013, according to property records. It’s unclear when Blackstone purchased the asset.

The purchase adds to BKM and Kayne’s growing portfolio. On Monday, the JV announced it put down $103 million for a four-property, 543,000-square-foot light industrial portfolio in Central Orlando. That seven-building portfolio is 95 percent leased. 

Last month, the joint venture purchased a 61,135-square-foot industrial asset for $14 million, also in Fort Lauderdale. Across the country in Southern California, they dropped $1.8 billion to buy an 8.5 million-square-foot portfolio from Link Logistics. 

A representative for Link Logistics did not immediately respond to a request for comment.
