Houston Investor Buys Arlo Wynwood Hotel for $65M: Updated

Dauntless Capital Partners paid about $65 million for the Arlo Wynwood hotel in Miami, according to a source with familiar  .

The nine-story building features 217 guest rooms, as well as a cafe on the ground floor and a bar and pool on the rooftop. It’s located at 2217 Northwest Miami Court, west of North Miami Avenue, toward the southern end of Miami’s Wynwood neighborhood, which has become a hotbed for nightlife and high-end offices.

BMO Bank supplied a $43 million acquisition loan to the Houston-based buyer, which specializes in hospitality. A deed listed the sale price at $44.3 million, though the full, $65 million price includes the value of the hotel’s furniture, fixtures and business operations. Eastdil Secured Savills represented the seller, Quadrum Global.

The developer completed the 144,848-square-foot hotel in 2022 after buying the 0.8-acre site for $8.6 million four years earlier.

The sale comes as hotel occupancy across Miami-Dade County has dropped 0.1 percent year-over-year, although room rates have jumped 11.2 percent to $293.7 during the same period, according to the Greater Miami Convention & Visitors Bureau.

Dauntless Capital Partners and Quadrum Global did not immediately respond to a request for comment.
