Seafood Restaurant Crab House Takes 7K SF at 11 East 13th Street

All-you-can-eat seafood chain Crab House has secured its fourth New York City location at 11 East 13th Street in Manhattan’s Greenwich Village neighborhood, Commercial Observer has learned.
The 6,500-square-foot space between Fifth Avenue and University Place went fishing for a new proprietor in early August, following the departure of Mediterranean tapas restaurant Reyna New York. The lease was signed Friday, according to landlord broker Meridian Capital Group, with a monthly asking rent of $38,500.
Meridian’s Carson Shahrabani and Noam Aziz represented the landlord, Arnold Toren, while KSR’s Ygal Laham negotiated on behalf of Crab House.
“It was definitely a competitive lease,” Laham said in a statement to CO. “Crab House has grown well beyond a mom-and-pop operation and is now an established hospitality group, so we were excited to help them secure this location as they continue to expand.”
Shahrabani estimated that the previous tenant spent millions on improvements before vacating. The offering included a 3,000-square-foot ground floor and a 3,500-square-foot lower level, both with fully built-out bars. The large space and location just one block southwest of Union Square generated ample interest, and secured its new tenant in just four weeks.
“The space was delivered in pristine, turnkey condition,” said Shahrabani. “We conducted nearly 60 walk-throughs, which generated intense competition among almost a dozen prospective offers. It’s amazing to see such strong demand for prime second-generation restaurant space in Manhattan.”
Crab House operates two other Manhattan locations, at 218 West 40th Street in Times Square and 135 East 55th Street in Midtown East, as well as a spot in Brooklyn’s Coney Island at 1223 Surf Avenue. Its new location is expected to open its doors in December.
Crab House’s ownership could not be immediately reached for comment.
