A joint venture between Mast Capital and Rockpoint has sealed a $44 million loan to refinance a newly completed garden-style apartment community in a suburb north of Tampa, Fla., Commercial Observer has learned.
Walton Street Capital supplied the three-year, floating-rate loan on the sponsorship’s248-unit the Harlow property in Wesley Chapel, Fla. The refi retired a past construction loan obtained for the property while providing the borrower flexibility to pursue a sale or permanent financing in the next few years, according to Berkadia, which arranged the transaction.
Berkadia negotiated the debt with a team consisting of Mitch Sinberg, Scott Wadler, Matthew Robbins, Brad Williamson and Bryan Brown.
“The Harlow presented a compelling financing opportunity given the strength of the sponsorship, quality of the newly built asset and its strong operating performance,” Wadler, managing director at Berkadia, said in a statement.
Robbins added the Wesley Chapel submarket benefits from “strong population growth” along with the community’s “significant investment” in retail, health care and infrastructure projects. The property is half a mile north of the $250 million BayCare Hospital Wesley Chapel that opened in 2023.
Located at 5301 Bruce B Downs Boulevard 23 miles north of Downtown Tampa, the 2024-built Harlow was 98 percent occupied at the time of the loan with a mix of one-, two- and three-bedroom units. Community amenities include a pool, a sundeck, a fitness center, a walking trail, electronic vehicle charging stations and coworking spaces.
“The Harlow’s strong leasing performance reflects the quality of the community and the continued demand we see across the Wesley Chapel market,” Camilo Miguel Jr., founder and CEO of Mast Capital, said in a statement. “This refinancing positions the asset well for its next phase and underscores our conviction in the long-term fundamentals of the Tampa region.”
Walton Street Capital did not immediately return a request for comment.
