Smita Garg’s current position gives true meaning to the phrase full circle. 

A graduate of the University of Michigan’s Ross School of Business with a master’s in real estate development from New York University’s Schack Institute of Real Estate, the New Jersey native spent over a decade learning the financial ropes at firms such as J.P. Morgan, CBRE Investment Management, PGIM Real Estate and Rose Associates before joining SKG Capital — the firm founded and run by her father, Sanjay Garg — in January 2026.

Garg demonstrated her real estate expertise early on. At Rose Associates, she handled the $400 million commercial mortgage-backed securities refinancing of 70 Pine Street.

“It was exciting, because the asset was 1.1 million square feet, mixed-use, including a hotel, luxury rentals and retail,” said Garg. “I was involved with everything from working on the loan structuring with Goldman Sachs to working with our LP investor on aligning objectives and navigating the ownership structure between the GP and the LP. Closing that deal was very exciting.”  

Garg’s projects at SKG include SKG Living at River Park, a newly constructed, 36-unit Class A multifamily community in Union, N.J. Garg assisted in the acquisition, supported the placement of acquisition financing, coordinated with lenders, and contributed to underwriting. She then played a key role in establishing the property’s leasing strategy and resident-experience and operating standards. 

“We’re multifamily operators. My goal is to scale the platform with my institutional background and entrepreneurial energy,” said Garg. “We’re focused on Class A, transit-oriented multifamily, which is the most recession-resilient segment of the housing market. Our assets are newer, well-located, commuter-oriented, and appealing to a more stable, long-term renter demographic. And, we’re vertically integrated, so investors can have peace of mind that there is operational control, expense, discipline and growth.”

Garg is looking forward to putting her experience to work to bring SKG to another level of success.

“I bring energy, passion, institutional discipline and rigor to this company,” said Garg. “I see us doubling in size within the next few years, and I know that my experience will allow us to do that.”
