Department of Health and Mental Hygiene Subleasing at One Court Square

The New York City Department of Health and Mental Hygiene is subleasing two floors of One Court Square, the skyscraper mostly occupied by Citibank.
The department will occupy 60,476 square feet of the 1.5-million-square-foot tower at the corner of Jackson Avenue and 44th Drive in the Long Island City section of the borough. Health and Mental Hygiene is slated to be on the 20th and 24th floors, according to a press release from Cushman & Wakefield (CWK).
Asking rent at the building is in the $40s per square foot, according to The New York Post, which first reported news of the deal. C&W declined to provide the length of the deal.
Robert Giglio of Cushman & Wakefield represented the New York City Department of Citywide Administrative Services—the agency that handles leases for other city entities—along with Ellen Israel of JRT Realty Group. Subleasing for Citibank, which has a triple-net lease at the tower, is handled by Ryan Alexander, Michael Lee and John Reinertsen of CBRE. The brokerage declined via a spokeswoman to comment.
This isn’t Health and Mental Hygiene’s first foray into LIC. The department is headquartered a few blocks away at 2 Gotham Center, where it occupies the entire building.
The agency “identified Long Island City as a destination in which it could expand its presence to house existing and new vital city administrative offices,” Giglio said in prepared remarks. “One Court Square afforded [it] the opportunity to move to a fully furnished space, in what is a growing and important office market.”
