French Consulting Firm Wavestone Leases 10K SF at 511 Fifth Avenue

Wavestone, a global strategic business and technology transformation consulting firm, has inked a 9,812-square-foot office lease at 511 Fifth Avenue, an 18-story Midtown office building recently redeveloped by owners aurora capital, Wharton Properties and Achs Management. 

The France-based firm will relocate roughly two blocks east from 130 West 42nd Street — though it is unclear when — and occupy space on 511 Fifth Avenue’s 13th floor, according to Cushman & Wakefield, which brokered the deal for Wavestone.

“511 Fifth Avenue offered Wavestone a high-quality, modern workplace in a premier Midtown location that aligns well with the firm’s needs and its continued growth,” C&W’s Nick Masi said in a statement. “The building’s recent repositioning, strong amenity offering and accessibility made it an attractive option, and we’re pleased to have secured a space that will support Wavestone’s team in New York for many years to come.”

The length of the lease and the asking rent were not disclosed. The average asking rent for office space in Midtown Manhattan was $80.71 per square foot during the third quarter of 2026, according to Colliers’ Manhattan office report. 

Ownership was represented by Newmark’s Scott Klau and Natalie Serio. Newmark did not immediately respond to a request for comment. 

Built in 1915 and located near Bryant Park and Grand Central Terminal, 511 Fifth Avenue was recently redeveloped with 160,000 square feet of sleek new office and amenities spaces, as well as a redone lobby. The building’s 15th floor features amenities including a lounge, a juice bar and a fitness center. Other tenants in the building include coworking space provider WeWork.
