Coworking Firm Nomadworks Inks 34K SF at Rosen’s 122 West 27th Street

Coworking operator Nomadworks has secured a new location in Manhattan’s Chelsea neighborhood.

The 33,783-square-foot lease at 122 West 27th Street establishes Nomadworks’ fourth New York City location roughly two blocks west of Madison Square Park. The future coworking space will span the entire ninth, 10th and 11th floors of the Rosen family’s 12-story office building, according to Koeppel Rosen, the landlord’s leasing and management agent.

“Nomadworks is excited to continue its growth, having successfully opened 295 Madison Avenue in late 2025,” Steven Cohen, Nomadworks’ CEO, told Commercial Observer. “We see Chelsea as a natural next step, as it has a very strong community of tech and artificial intelligence companies looking for high-quality communities, which we provide.”

Koeppel Rosen’s Max Koeppel represented the landlord in the deal, which was first reported by CoStar. LSL Advisors negotiated on behalf of Nomadworks.

The lease, signed in early September, comes with a 16-year term, and asking rent was $32 per square foot. 

New York-based Nomadworks got its start in 2018 at 1216 Broadway in Manhattan’s NoMad neighborhood. The company currently operates two other locations at 240 West 40th Street in Times Square and at 295 Madison Avenue near Grand Central Terminal.

The latter location, which opened its doors last November, filled up in less than six months, Cohen said. 

Nomadworks’ three-floor spread at 122 West 27th Street will host its suite of private offices, coworking spaces and meeting rooms, according to Cohen, as well as event spaces. The company expects to take occupancy in late January.

The 135,132-square-foot office building between Avenue of the Americas and Seventh Avenue is also occupied by event planner Van Wyck & Van Wyck, employment agency America Works of New York, Howell Belanger Castelli Architects and the offices of gallerist Eden Gallery.
