Newmark is now getting into the private credit game.

The brokerage announced this week that it has launched a new debt and structured finance program that will provide bridge loans to multifamily assets and aims to eventually allow the firm to become an agency lender via Fannie Mae and Freddie Mac.

Newmark made their first loan out of the program, a $35 million bridge loan to MFP Capital to refinance Independence Place, a 264-unit multifamily asset in Hinesville, Ga.

Newmark’s Henry Stimler, Bill Weber and Ricky Warner originated the debt.

Sharon Karaffa, president of multifamily debt & structured finance at Newmark, said that a new program focused on short-term bridge debt will draw the brokerage closer to securitized agency lending and provide Newmark clients with “greater flexibility and continuity.”

“The introduction of our Multifamily Bridge Program represents an important expansion of our debt and structured finance solutions, strengthening our ability to support clients throughout the financing lifecycle,” said Karaffa.

Located at 1300 Independence Place Drive in Hinesville — a Georgia county seat roughly 40 miles southwest of Savannah — Independence Place will feature one-bedroom to four-bedroom units and include a swimming pool and fitness center on site.
