MARC, an AI platform that helps institutional real estate owners identify and streamline operating costs across their portfolios, announced Thursday that it raised $5 million in an oversubscribed Seed round.
Work-Bench led the round with MXV Capital participating. The latest raise brings MARC’s total funding to $6 million, with participation from founders and operators including Des Traynor (Intercom), Mark Ghermezian (Braze), Ian Nolan (Brightflag), Cyrus Claffey (ButterflyMX), Daniel Eberhard (Koho) and Brian Moran, the manager of professional golfer Shane Lowry.
Founded in January 2026, the Manhattan-based startup plans to use the funding to accelerate its expansion across the U.S. and Canada, said Aaron Devitt, the 24-year-old founder and CEO of MARC. A self-described college dropout in Ireland, Devitt previously built MARC’s first property management product there and in the U.K., recording more than 40,000 monthly logins before expanding the company into North America.
“We were profitable at the start of this year and ended up getting pulled into a process from a couple of different funds on the West Coast and East Coast, so we said we might go out and try to raise 2 or 3 million, and we raised 5 million pretty quickly,” said Devitt.
The startup also plans to use the new funding to grow its team in New York, he said.
“We’re hiring a head of engineering at the moment in New York and we’re hiring some strategic account executives, also in New York,” Devitt said. “So we have a great problem right now that we have a lot of demand and we’re just trying to get the product out the door. But, as we continue to improve and enhance the product, we want to make sure that we have the right people on the bus, so to speak, to help us keep building the best possible product we can put into the market.”
While institutional real estate owners manage billions of dollars of assets, nearly 100 percent of invoices are unverified against their underlying contracts, according to MARC, which maintains that to manually reconcile tens of thousands of invoices and lengthy agreements is nearly impossible.
MARC (the name stands for “management, automated, request, cloud”) uses agentic AI to connect contracts, invoices and vendor data to automatically identify overcharges, enforce contract terms, track renewals, benchmark costs, and surface opportunities for vendor consolidation.
MARC said it manages more than $100 million in annual vendor spend across 30 states, including for Magnolia Capital and Birge & Held Home, with customers representing a combined $90 billion in assets under management
“Everyone’s super familiar with CoStar on the income and opex side,” explained Devitt. “But there are very few data tools that can plug into all of the sources where all of the spend data will live to give you a full picture — a breakdown of what you’re spending and when. And, so, that’s where we can plug into all those sources, get all that data, and, then, over time, our customers use us to benchmark spend in different markets. It’s very much a data play, and our foot in the door is in terms of managing vendors and all the silos of vendors, bringing that into one place.”
