Health club chain Life Time is coming to Miami’s Edgewater neighborhood.
The high-end gym operator, formerly known as Life Time Fitness, signed a 20-year lease at 3180 Biscayne Boulevard, a 2.6-acre, full-block development site owned by Crescent Heights, according to documents filed to Miami-Dade County.
The gym will likely be part of a mixed-use development using the Live Local Act, a Florida law that grants developers faster approvals if at least 40 percent of units are priced as workforce housing.
In January, the Miami-based developer filed plans to build two towers with 1,307 apartments, 1,163 parking spots, and 98,729 square feet of commercial space. The land, which sits between Northeast 31st and 32nd streets, currently holds low-rise commercial buildings.
The lease includes four five-year extension options. It provides Life Time the exclusive rights to operate a pickleball court as well as group fitness classes, including those for cycling, Pilates, yoga and barre in one building, though the developer could still build a gym as large as 4,000 square feet for residents.
Crescent Heights, led by Russell Galbut, is no stranger to the neighborhood. In 2024, it completed the nearby 40-story rental Forma tower, which houses a Whole Foods grocery store on the ground floor.
Chanhassen, Minn.-based Life Time will be joining a crowded market. Equinox signed a 31,000-square-foot lease at Oak Row Equities’ mixed-use high-rise a few blocks south, which is nearing completion, The Real Deal reported. Anatomy also operates a 15,000-square-foot gym in the area.
Representatives for Life Time and Crescent Heights did not immediately respond to requests for comment.
