The owners of a fully leased research and development and office campus in Thousand Oaks, Calif., have secured bridge financing after spending two years repositioning the asset.

Los Angeles-based Alta West Partners closed the three-year, floating-rate loan of $49.8 million from Forbright Bank. JLL Capital Markets announced the financing Tuesday after representing the sponsor.

The 275,000-square-foot Class A asset called Lakeview Innovation Center is on 22 acres in Ventura County. It includes lab space as well as office and R&D space, plus dock-high loading capabilities and 20,000 amps of electrical capacity.

Alta West acquired the campus in September 2024, and through leasing and capital improvements generated more than 170 percent growth in net operating income, according to JLL.

Tenants include semiconductor company Marvell, Laboratory Corporation of America, Rawlings Sporting Goods and Anchor Loans. The campus also features an Equinox fitness center, a full-service café, a two-story atrium, a pickleball court and 24-hour security.

JLL’s team included Jeff Sause, Marc Schillinger, Josh Blank, Alex Olson, Jalynn Borders and Danny Ryan.
