The eagle has landed at Bromley Companies’ Flatiron District office property.

Eagle AI, an artificial intelligence-based solutions provider, has taken 6,500 square feet of office space at 120 Fifth Avenue, according to the landlord. The deal, signed in September, is for an entire floor.

Bromley did not provide the length of the lease or the asking rent. The average asking rent for office space in Midtown Manhattan was $85.08 per square foot during the third quarter of 2026, according to Colliers data.  Eagle AI’s current address is listed on its website as 5 Penn Plaza, meaning the new lease is likely a relocation.

Eagle AI’s deal is just one of several new full-floor leases signed at 120 Fifth Avenue over the last six months that have brought the 11-story office building to 100 percent leased. AI health care company Iterative Scopes took 6,500 square feet at the property in April, while financial crime and sanctions risk intelligence firm Kharon took 6,500 square feet in August.

“Reaching 100 percent occupancy at 120 Fifth Avenue on the heels of full lease-up at our adjacent 122 Fifth Avenue, is a major milestone for our portfolio and underscores the vibrancy of lower Fifth Avenue/Union Square District,” Peter Tong, senior vice president of asset strategy at the Bromley Companies, said in a statement. “High-growth organizations in AI, technology, and analytics continue to seek out spaces that combine the privacy and prestige of a dedicated full-floor identity with high-performance, plug-and-play prebuilt infrastructure.”

Bromley was represented in-house on all three deals. Eagle AI was represented by Eric Hazen from Cushman & Wakefield. Hazen did not immediately respond to Commercial Observer’s request for comment.

Other tenants at 120 Fifth Avenue include private investment firm Delos Capital, media company U.S. News & World Report and investment firm Walleye Financial.
