Dwight Capital Refis Philly Apartments With $32M HUD Loan

Scannapieco Development has landed $32 million of agency-backed debt to refinance a newly built Philadelphia multifamily property, Commercial Observer has learned.
Dwight Capital closed the U.S. Department of Housing and Urban Development (HUD) (223)(f) loan for Scannapieco’s 110-unit Americana development that debuted in 2024 in Philadelphia’s Kensington neighborhood.
Loan proceeds will be used to fund a replacement reserve for future capital improvements and provide Scannapieco with access to equity built up since construction, according to Dwight. The transaction was originated by Dwght’s Jonathan Pomper and Jack Tawil.
Located at 1775 North American Street, three miles north of Philadelphia’s Center City area, the five-story apartment building has ground-floor retail space leased to The Learning Experience and Allie Lasure Fitness. Resident amenities include a clubhouse, an 8,000-square-foot pool deck, an outdoor lounge with grilling areas, a game room and a two-level fitness center.
Philadelphia-based Scannapieco did not immediately return a request for comment.
