A cafe chain and catering service is opening a fourth Manhattan location in Chelsea, Commercial Observer has learned.

The European-inspired Charlotte Cafe has signed a 10-year, 1,500-square-foot lease with landlord Willen Feygin at 219 Ninth Avenue, where it will take over a space vacated by a bank, according to broker Meridian Capital Group.

Asking rent for the space at the base of the roughly 700-unit London Terrace Towers on the corner of Ninth Avenue and West 23rd Street was $130 per square foot, Meridian said.

“Charlotte Cafe is exactly the type of tenant we envisioned for this corner,” Meridian’s Noam Aziz, who represented the tenant alongside Max Freudenberger, said in a statement. “Their concept will activate a highly visible retail space, enhance the pedestrian experience and add to the vibrant mix of businesses that make Chelsea such a desirable neighborhood. We’re thrilled to have played a role in bringing them here.”

James Famularo, also from Meridian, represented Feygin in the transaction.

“Transforming a former bank into a beautifully designed cafe will breathe new life into this prominent corner, creating a wonderful amenity for the more than 2,000 residences within the complex and the surrounding Chelsea neighborhood,” Freudenberger said in a statement.

Charlotte Cafe’s other locations are at 2541 Broadway on the Upper West Side, 605 Second Avenue in Murray Hill and 1158 2nd Avenue on the Upper East Side.
