Harbor Associates Sells Office Campus in North L.A. County for $32M

Strauss Investments acquired the 157,000-square-foot property, which is 79 percent occupied

Strauss Investments has acquired a smaller two-building office campus in northern Los Angeles County for $32 million.

The San Diego-based investor purchased Commons at Valencia, a 157,189-square-foot Class A office property in Santa Clarita’s Valencia neighborhood from Harbor Associates, according to CBRE, which represented the seller. The deal is equal to about $204 per square foot.

Commons at Valencia spans nearly 9 acres at 25124 and 25152 Springfield Court, just off Interstate 5, in Valencia in the Santa Clarita Valley. It includes two three-story buildings and a two-story parking structure with 625 spaces.

The campus, built in 2005, is 79 percent leased with tenants in professional services, insurance, financial services and real estate industries. Harbor completed an extensive renovation in 2020.

“Commons at Valencia attracted significant investor interest due to its strong tenant roster, recent capital improvements and strategic location within one of Southern California’s premier suburban office markets,” CBRE Senior Vice President Mark Shaffer said in a statement. “The property’s leasing momentum and long-term growth prospects within the Valencia submarket created a compelling investment opportunity for the buyer.”

Shaffer represented Harbor in the sale alongside CBRE’s Anthony DeLorenzo, Sean Sullivan and Gerard Poutier.

Valencia has remained one of the stronger-performing office submarkets in north L.A. County, according to CBRE, with persistent growth in its residential and employment bases.
