Miami-Area Warehouse Sells for $21M

Terreno Realty has sold a 113,000-square-foot industrial property west of Miami International Airport for $21.3 million, according to a deed made public this week.

An affiliate of Dallas-based Dalfen Industrial, owner of a number of warehouses in South Florida, acquired the 3.4-acre industrial property at 7600 Northwest 26th Street, records show. The previous sale price was $12.1 million in 2012.

Terreno, a publicly traded company headquartered in Bellevue, Wash., said in a news release that the distribution building is 100 percent leased to one unnamed tenant. AerSale, a seller of airplanes, engines and landing gear, reports on its website that it occupies the space.

Terreno said the transaction generated an unleveraged internal rate of return of 11.1 percent. 

The warehouse was built in 1973, according to property records.

Terreno has been an active buyer and seller of Miami industrial space. In 2025, the company paid $196 million for a distribution complex in Doral, Fla. Dalfen Industrial has been an active buyer and seller, too. It owns more than 200 industrial properties nationally.
