Mermaid Inn Restaurateurs Ink 2K SF at 61 West 74th Street for New Eatery

Restaurateurs Danny Abrams and Cindy Smith are making a splash on the Upper West Side.
The couple and co-founders of New England-style seafood spot Mermaid Inn have selected 61 West 74th Street for their next venture, Commercial Observer has learned. Abrams secured the 2,300-square-foot lease, plus a basement space, at $130 per square foot, according to broker Meridian Capital Group.
The site, located between Columbus Avenue and Central Park West and about a block and a half south of Mermaid Inn, previously hosted Patsy’s Pizzeria. The locally beloved pizza joint permanently closed in January, citing the end of its lease and rising costs, West Side Rag reported.
Counter Real Estate’s Justin Losh negotiated the new lease on behalf of the landlord, Viking Management. Meridian’s Carson Shahrabani and Noam Aziz represented Abrams.
“Danny has an iconic restaurant, the Mermaid Inn, right around the corner, so it’s incredible to see him become the LeBron of the immediate neighborhood,” Shahrabani said in a statement to CO.
The Upper West Side’s Mermaid Inn set up shop at 335 Columbus Avenue in 2024, after its longtime home along Amsterdam Avenue shuttered in 2022.
Abrams and Smith operate a second Mermaid Inn location in Manhattan’s Chelsea neighborhood, as well as Mermaid Oyster Bar locations in Greenwich Village and Times Square.
The upcoming restaurant at 61 West 74th Street remains unnamed and its concept undecided, according to Shahrabani. Abrams declined to share additional details on the new lease.
Losh and Viking Management did not immediately respond to requests for comment.
