Launch Expeditionary Learning Signs 77K-SF Lease for High School in Sunset Park

A public charter school is leasing space from an independent Catholic order to create a new high school in Sunset Park, Brooklyn.
Launch Expeditionary Learning Charter School has signed a 15-year, 77,000-square-foot lease with Redemptorist Fathers of New York at 5902 Sixth Avenue, where it will begin growing its student body in fall of 2027, according to tenant broker Open Impact Real Estate.
Asking rent for the space, which formerly served as the Our Lady of Perpetual Help Catholic Academy, was not disclosed, but the average office asking rent in Sunset Park was $26.43 per square foot in the second quarter of 2026, according to a report from Colliers.
“The right facility doesn’t simply accommodate a school’s mission — it expands what’s possible,” Open Impact’s Jake Cinti, who represented the tenant alongside Eshaan Gandhi, said in a statement.
“Launch has built an extraordinary educational model and a meaningful presence in its community,” Cinti added. “This transaction provides the permanent institutional foundation to fully realize that vision, deepen Launch’s impact on students, and extend its contribution to the Sunset Park community for years to come.”
Cushman & Wakefield‘s Frank Liantonio, Jason Kroger, Jonathan Squires, Josh Neustadter and Austin Weiner negotiated on behalf of the Redemptorist Fathers.
The full-block campus in Sunset Park includes a 16,000-square-foot gymnasium, a cafeteria, a 7,600-square-foot auditorium and several outdoor recreation areas.
“Purpose-built educational facilities of this scale rarely become available in Brooklyn, making this a highly unique leasing opportunity,” said Liantonio, executive managing director at Cushman & Wakefield. “The property’s existing school infrastructure, specialized amenities and transit accessibility made it an exceptional fit for Launch Expeditionary Learning Charter School.”
Launch currently has a facility at 1580 Dean Street in Crown Heights, which began as a middle school in 2012. In 2025, it opened its doors to high school students, adding a grade each year with current enrollment serving ninth and 10th graders.
