Healthcare Advisory Company Renews at Midtown’s Nelson Tower

Insight Strategy Advisors, a consulting firm that focuses on healthcare, has signed a 6,141-square-foot renewal for three years at Kaufman Organization’s 450 Seventh Avenue, which is also known as Nelson Tower.

Commercial Observer has learned that the tenant will remain on part of the 25th floor of the 520,000-square-foot property between West 35th and West 34th Streets, where it has been since it moved into the building in December 2011.

The landlord will soundproof conference rooms and an executive office for Insight Strategy Advisors, as well as paint the space and install new carpeting. Asking rent for the office was in the high $50s per-square-foot range, according to Kaufman Organization.

The Insight Strategy Advisors deal was part of five recent renewals in the 48-story tower.

Jessilyn Personnel, an apparel executive search firm, renewed its 1,092-square-foot deal for five years in the building. Spear Physical Therapy, a sports performance enhancement and rehabilitation center, extended its 2,556-square-foot office lease five years. Law firm Fagenson & Puglisi inked a five-year deal for its existing 2,328-square-foot offices. And another law firm, Toscano & Associates, also signed a three-year extension for its 1,445-square-foot office space. Thanks to these recent deals the tower is 100 percent occupied, according to the landlord.

“The building’s expansive city views and prime location in central Midtown Manhattan have attracted tenants from a variety of industries, and the recent lease renewals are evidence of the building’s highly desired features,” Steve Kaufman, the president of Kaufman Organization, said in prepared remarks.

Mr. Kaufman and colleagues Barbara Raskob and Yvonne Chang represented the landlord in-house, while Timothy Freydberg of CBRE represented tenant.

Mr. Freydberg did not immediately return a request for comment.
