Italian Luxury Shoemaker Opening First U.S. Store in Manhattan

Aquazzura, a high-end shoe retailer based in Italy, signed a 2,221-square-foot lease at 935 Madison Avenue for its first location in the United States, Commercial Observer has learned.  

The store will open February of next year at the base of the residential property between East 74th and 75th Streets. The space includes 1,144 square feet on the ground floor and 1,077 square feet on the lower level. Asking rent in the 10-year deal was $1,000 per square foot, according to a source with knowledge of the deal.

“We’re thrilled that Aquazzura selected 935 Madison Avenue, as it’s the perfect statement location for the brand’s first U.S. store,” Ariel Schuster of RKF, who represented landlord JZS Madison, said in a prepared statement. “Aquazzura will complement other luxury retailers in the area and contribute to the high-end co-tenancy we’re seeking for these prime spaces on Madison Avenue.”

Mr. Schuster and colleagues Jackie Totolo and Brandon Elias as well as Isaacs & Co.’s Joel Isaacs and Joshua Lewin represented the landlord.

Marc Simon of Isaacs & Co. brokered the deal on behalf of the tenant. Mr. Simon did not immediately respond to a request for comment.

Created in 2011 by Edgardo Osorio, who previously worked for Salvatore Ferragamo, Aquazzura merchandise is currently sold by various retailers in the U.S. including Bergdorf Goodman, Barneys New York, Neiman Marcus and Saks Fifth Avenue.

“Aquazzura recognized the opportunity to make a brand statement with the double height, historic frontage and new construction that 935 Madison Avenue offers,” Mr. Isaacs said.  “Madison Avenue in the 70s is now the most dynamic section on the avenue.”
