Bay Ridge Medical Office Building Asking $8.1M

Marcus & Millichap (MMI) has placed a 24,829-square-foot medical office building in the Bay Ridge section of Brooklyn at 9020-9024 5th Avenue on the market with an asking price of $8.1 million, or $326 per square foot, Commercial Observer has learned.
The building includes a parking garage, an anchor tenant in Mount Sinai Hospital’s New York Eye & Ear Infirmary and 16,265 square feet of unused space, and it sits five blocks from the 86th street retail corridor.
“This is a remarkably attractive corner office building in an increasingly sought after neighborhood,” said Marcus & Millichap broker John Brennan in a prepared statement. “Given the C8-2 zoning allowing for all commercial use, the subject property presents an opportunity for investors to reposition this property, or re-lease the vacant space at market rate. Or, this could be a prime chance for a user to move their practice to a prominent location in Southern Brooklyn.”
Mr. Brennan and his colleague Mark Zarrella are marketing the property on behalf of a private investor, the company’s release said.
An orthopedic surgeon who has offices in the building shows up as owner of the three-story 1994 structure in public records.
