Four Seasons Packaging Signs for 25K Square Feet in Brooklyn

reprintsFour Seasons Packaging, a wholesale packaging distributor, has signed a lease for 25,000 square feet in Ridgewood, Queens.
The one-story building, at 70 Onderdonk Avenue off Scholes Street, is located just off the Metropolitan Avenue thoroughfare. It is 63,937 square feet and has other entrances on Scott Avenue and Scholes Street, according to the New York Times.
The annual rent for the five-year lease is about $337,500, the Times noted.
Kalmon Dolgin Affiliates brokers Weising Chang and Joseph Nicholas represented both the tenant and the landlord, 64 Onderdonk Avenue LLC, in the lease transaction.
The deal falls within the Kalmon Dolgin team’s leasing territory in Brooklyn and Queens. Messrs. Chang and Nicholas and several of their colleagues have inked a few dozen deals for warehouses in the area.
“Kalmon Dolgin Affiliates has been extremely active in leasing former industrial spaces for higher and better use in emerging residential areas in Greenpoint, Williamsburg and throughout Brooklyn,” Vincent Lopez,a broker at the firm, told Commercial Observer when discussing a previous deal. The deal created Brooklyn Denim Co.’s second retail spot, which spanned 5,700 square feet at 39 Norman Avenue.
Both deals follow a slew of leasing activity that includes a 7,500-square-foot store for Beacon’s Closet, a vintage clothing store, at 74 Guernsey Street; a 2,500-square-foot space at 298 Graham Street for NYCPet.com, and a 35,000-square-foot space for art and moving company Cirker’s at 106 Bayard Street in Greenpoint.
