Isaac Mizrahi’s Southampton Store Opens This Weekend, NGKF Team Brought 1,203-SF Lease

Xcel Brands, Inc. signed a lease for an Isaac Mizrahi store on Main Street in Southampton. The 1,203-square-foot shop is the Brooklyn-born fashion designers’s only standalone boutique in the metro region.

George Graf, Robert Emden and Gary Schwartzman  of Newmark Grubb Knight Frank represented Xcel–the designer’s parent company–in the one-year lease deal. Isaac Mizrahi New York at 44a Main Street marks the retail launch of the brand under Xcel.

“[Mr. Mizrahi] has leased it for a minimum of a year, then he has the right to extend,” Mr. Emden said. “He specifically wanted the Hamptons, and I know the Southampton landscape very well. We also looked at East Hampton.” Mr. Emden declined to discuss asking rents.

The store will sell everything from apparel to fragrances to pet accessories. Swimwear will also be available to Hamptons shoppers as they descend on the East End, whose season is in high gear. Mr. Emden said the deal was quickly consummated and that NGKF first got the call from Xcel chairman and chief execute Robert D’Loren in April.

Mr. Mizrahi’s first Manhattan flagship opened at 23 E. 67th Street in 2009. However, the store is now closed. Mr. Emden said he and his colleagues are “looking downtown–Soho, the Meatpacking District, the West Village” for another physical store.

Messrs. Emden and D’Loren have known each other for years, and the Xcel CEO reached out to Mr. Emden to get the deal rolling. “We discussed several locations knowing that the Hamptons was the first choice. Site selection involved finding a location with a presence of like-minded retailers.”
