The human resources consulting group Harris, Rothenberg International Inc. signed a 21,594-square-foot lease at 100 William Street, The Commercial Observer has learned. The company, a subsidiary of Humana Inc., is relocating to the entire 10th floor of the 21-story, 389,000-square-foot Lower Manhattan tower.
Mark Ravesloot, Scott Sloves, Jonathan Cope and Rob Wizenberg of CBRE represented the landlord, Mitsui Fudosan America, in the transaction. Fernando Murillo of DTZ represented the tenant. Mr. Ravesloot said the deal was finalized late last month.
The Harris, Rothenberg lease was only the latest of four signed so far this year by the CBRE team as they worked with the landlord. The tech firm Teliris inked a deal for 5,419 square feet while being represented by Mr. Wizenberg and his colleague Glenn Isaacson. Also, Hellerman Baretz Communications leased 2,927 square feet on the partial 20th floor in a relocation from 1325 Avenue of the Americas. The poetically named Robert Frost of Signature Partners repped the tenant in that deal.
Finally, the law firm Kaufman, Dolowich, Voluck & Gonzo LLP renewed its 4,715-square-foot lease at 100 William Street under the representation of Avison Young‘s Michael Leff. The building is 95 percent occupied.
Messrs. Ravesloot and Cope said that asking rents in the building ranged from $38 per square foot to $45 a foot on the higher floors. When Interactive Data Corporation renewed its 67,000-square-foot lease at the building last year, Mr. Ravesloot said that upgrades had helped propel the property to 98 percent occupancy. Those upgrades are now complete, and Superstorm Sandy did little to unravel them when it hit last fall.
“This building felt no impact in terms of the physical structure after Sandy,” Mr. Cope said. The brokers added that one tenant, The New York Internet Company, ran generator power during the storm.
