Three transactions valued at 17,000 square feet were inked at 60 Bay Street in Staten Island, it was announced Monday. The 10-story Class-A office building is located across the street from the $220 million new Staten Island courthouse set to open in 2012. The Legal Aid Society took the entire second floor—11,277 square feet, expanding its total space in the building to 20,000 feet (they will keep additional space on the third floor). The lease is for 14 years. The U.S. Department of Veterans Affairs signed a five-year, 3,771-square-foot lease for the ground floor, relocating from within Staten Island, and court-reporting services firm Jay Dietz & Associates took 2,000 square feet on the eighth floor.

The asking rent was between $25 and $30, depending on the floor—some offer views of the harbor and Manhattan. Ross Spitalnick and Stan Markowitz represented landlord, Muss Development, in-house on all three leases.
