Two New Deals at Savanna’s 80 Broad Street

Real estate private equity firm Savanna has signed two new tenants at 80 Broad Street, The Commercial Observer has learned.

In the larger of the two deals, the New York State Supreme Court Officers Association signed a 10-year, 3,485-square-foot lease on the building’s 12th floor.

image001 Two New Deals at Savanna’s 80 Broad StreetThe tenant represents uniformed officers in the courts of New York City as well as Westchester, Rockland, Putnam, Orange and Dutchess Counties. The association is affiliated with both the A.F.L.-C.I.O. and International Longshoreman’s Association.

Hal Stein, Todd Stracci and Adam Leshowitz of Newmark (NMRK) Grubb Knight Frank represented Savanna in the lease. David Kahane of DAK Commercial Realty represented NYSSCOA.

Elsewhere in the building, Dig Inn Seasonal Market signed a 12-year lease for 2,060 square feet of retail space on the ground floor of 80 Broad Street. Dig Inn joins Gregory’s Coffee and Citibank in the retail space at the building.

Amy Zhen and Marc Frankel of NGKF represented the landlord. David Latman of DLL Real Estate represented Dig Inn.

The property at 80 Broad Street has recently been the recipient of a façade renovation and elevator modernization among other upgrades. Asking rent for office space at 80 Broad Street ranges from $37 to $43 per square foot while retail space commands asking rent of $150 per square foot. Currently, 80 Broad Street boasts 84 percent occupancy.
