Smashburger Takes Over Former Burger Heaven Location on Upper East Side

National fast-casual chain Smashburger leased a new, nearly 5,000-square-foot, Upper East Side outpost at 804 Lexington Avenue, on the corner of East 62nd Street, according to brokers involved in the deal.

The Denver-based burger purveyor inked a 10-year, 4,957-square-foot deal across all three levels of the corner building, according to Winick Realty Group. Asking rent was $113 a square foot, or $47,000 a month, for the entire building.

Cory Zelnik and Jason Turner of Zelnik & Company represented Smashburger. Winick’s Steven Baker, Kenneth Hochhauser and Yoel Gorjian represented the landlord, the Dellis family.

The eatery will take over spaces formerly occupied by ice cream shop Cool Mess and the last location of former lunch counter chain Burger Heaven, which closed in February 2020 after 77 years in business. 

Baker said that “Smashburger will add incredible value to the neighborhood.”
