Kolorbar Beauty Salon Opening First UES Location

Kolorbar, a full-service beauty salon with locations on the west side of Manhattan, will be opening its first east side outpost, Commercial Observer has learned.

The salon signed a 10-year lease for its first Upper East Side store in a 2,700-square-foot space at 306 East 86th Street between First and Second Avenues. Asking rent in the six-story, mixed-use building was $150 per square foot.

Following a build-out that includes the installation of marble floors, the new Kolorbar location is expected to open in November. The store will occupy the 1,500-square-foot ground floor space and 1,200 square feet in the basement. The location is located a few blocks from the 86th Street subway station and on the retail corridor, something that appealed to the owners according to Winick Realty Group’s Matthew Ball, who represented Kolorbar in the transaction.

“The 86th Street corridor is bustling with consumer activity and poised to only grow stronger when the Second Avenue Subway opens with a big subway entrance on the corner,” Mr. Ball said in prepared remarks. “It’s a perfect location to introduce the Kolorbar brand to the Upper East Side.”

Landlord KMR Management was represented by Winick’s Patty Holmstrom and Jeeun Elizabeth Kim in the deal.

The new Kolorbar east side location will be its fourth in the city. It also has locations at 222 West 72nd Street, 2490 Broadway and 302 West 39th Street.
