Daniel H. Cook Associates Inc. has signed an 8,300-square-foot, 10-year renewal for the entire 12th floor at 253 West 35th Street.
The process administrator of hospital, medical and surgical had looked into other spaces in the Garment District and Penn Plaza areas upon expiration of its previous 10-year lease but was ultimately compelled to stick around because of its strong relationship with the landlord and agreeable renewal terms, brokers handling the deal said.
“The tenant was very comfortable with the space, having been there for 10 years,” said Peter Newman of Handler, who represented the tenant with Darell Handler. But, he added, “After exploring other options in the marketplace we were able to secure terms on the renewal that really outperformed anything else out there.”
The building and space feature what Mr. Newman called “a great window line, efficient elevators, an attractive tenant mix and a very good landlord,” and while the final dollar amount on the deal was not disclosed, asking rents in the building range from the mid- to high-$30’s per square foot.
Built in 1924, 253 West 35th Street is a 16-story, 136,300-square-foot loft building located between 7th Avenue and 8th Avenue, in close proximity to Penn Station, multiple bus and subway lines, and the emerging Hudson Yards neighborhood.
