The non-profit was looking for a space close to the building they own at their 356 West 18th Street headquarters – what David Lebenstein, senior managing director of Cassidy Turley’s Not-For-Profit Practice Group, called “a tough feat in this tight Chelsea office market.”

Mr. Lebenstein, who represented the tenant, said Callen-Lorde will build out a new state-of-the-art primary care medical facility and women’s health clinic at the new location.

They considered another building several blocks away that also had “a lot of pluses” but the group ultimately decided on the 17th Street location because of the medical theme among tenants and the proximity to the non-profit’s headquarters, which would also allow for flexibility as the headquarters undergoes its own renovation, Mr. Lebenstein said.

Callen-Lorde also promotes health education, wellness and serving as advocates on behalf of the gay, lesbian and transgender communities. Its grassroots heritage dates back more than 40 years to the St. Mark’s Community Clinic and the Gay Men’s Health Project, two volunteer-based clinics that provided screening and treatment for sexually-transmitted diseases.

The property, built in 1912, is an eight-story building that once served as space for Barney’s Warehouse. The 53,168-square-foot structure is home to St Luke’s-Roosevelt Hospital Center West Village Outpatient Pharmacy, Cmp Builders, Inc. and Manhattan Imaging Assoc, P.C.

Michael Dublin and Hector Rodriguez of Savitt Partners represented the landlord, and asking rents were $46 per square foot.
