Safety King, Inc. will be opening their fourth location in the New York City region.

The construction safety equipment supply house will be opening a 5,700-square-foot warehouse at 771 Third Avenue in Brooklyn. The warehouse occupies about a fourth of the 20,288-square-foot building and sits on the corner of 26th Street and Third Avenue, a block away from the Gowanus Expressway.

In addition to the prime location, the warehouse offers direct loading at street level, an interior and exterior loading dock, and an ample heavy power supply. The deal was signed with a 10-year term and the asking rent hovered from $12 to $15 per square foot.

Jacob Tzfanya and Gregory Rittchen of CPEX‘s Industrial Leasing Team represented the landlord in the transaction. The landlord’s name was not disclosed, however.

The deal was signed at the same time that the pair placed Trade Winds Imports in a 4,500-square-foot warehouse at 5706 First Avenue. The deal was set for two years with asking rent around $10 to $12 per square foot.

“5706 First Avenue’s proximity to the BQE and its available loading infrastructure made it very attractive to Trade Winds Imports.” said Mr. Tzfanya in a prepared statement. “The CPEX Industrial Leasing Team is also pleased to deliver a strong retail operator with a robust track record to 771 Third Avenue and the rapidly emerging Greenwood Heights neighborhood.”
