“[There are] windows on three sides. Large, brick and timber high ceilings,” commented Christopher Havens, the director of commercial property of aptsandlofts.com and a broker on the transaction. “[It’s a] really superb space.”

Cassrole Labs is relatively new firm that works with clients to provide a platform and assistance in branding, mobile and web development, package design, and raising capital.

Mr. Havens was the sole broker for the landlord, Meir Moore Inc., in the transaction. Casserole Labs was represented by an in-house broker. The founder of the firm, Zackery Blank, declined to comment on the deal.

The asking rent was reportedly $32 per square foot.

231 Front Street, an early factory designed by William B. Tubby in 1908, is located between Bridge and Gold Street in DUMBO. The building spans six stories with approximately 10,000 square foot floor plates, culminating into a 70,000 square foot building.

The work permit to change the landmarked building from factory to commercial use was filed a few years ago with the intention to alter the facade, rebuild entrance staircases, and install a canopy. The building, as it stands now, features no retail outlet on the ground floor.
