<p>Soon to be opening at <strong>47 Fifth Avenue, </strong>the <strong>Duke of Montrose </strong>signed a 10-year lease to become one of the few, and closest, whiskey watering holes near the new <strong>Forest City</strong> <strong>Ratner</strong>-built<strong> </strong>arena. <!--more--></p>

<p>The 1,250-square-foot bar will be situated in the ground floor of the four-story mixed use building. <strong>CPEX's </strong><strong>Ryan Condren </strong>and <strong>Kristina Triglia</strong><strong> </strong>represented <strong>Bergen LLC, </strong>the landlords of record for 47 Fifth Avenue. <strong>Max Dylan Lu </strong>of <strong>The M Properties Group </strong>represented <strong>Stephen Owen</strong>, the owner of the Duke of Montrose. Asking rents for the space were $15,000 a month<strong>. </strong>The Duke of Montrose will also have an additional 1,250 square feet in the basement of the building.</p>
<p>The new bar will be occupying the former retail space of Trade Winds Imports, a furniture store that has since gone into the wholesale business.</p>
<p>CPEX was hired four months ago to market the space, said Mr. Condren.</p>
<p>"The timing was perfect," he added. "The landlord was very smart about being aggressive with this vacancy a few months before the stadium opened."</p>
<p>The Duke of Montrose is currently being designed by architect <strong>Leslie Barnett </strong>to give it the look of a "classic whiskey distillery." The end result should be a bar with "an emphasis on friendly service with a Scottish whiskey theme," said Mr. Lu.</p>
<p>Calls to Mr. Owen and Ms. Barnett were not immediately returned.</p>
<p>The Duke of Montrose is slated to open in December.</p>
