<p>Miraclebody will renew its lease on the 11<sup>th</sup> floor of 250 West 39<sup>th</sup> Street, the asset’s formal address, and Mainstream Swimsuits will relocate the design department to the building’s third floor, brokers told <em>The Commercial Observer.</em></p>

<p>“It is a beautifully renovated and well managed building,” said <strong>Jonathan Mines</strong>, a broker with <strong>Tarter Stats O’Toole</strong> who represented the landlord alongside <strong>Catherine O’Toole</strong>.</p>
<p>Indeed, Miraclebody and Mainstream Swimsuits are among a fashionable crowd. Designers, manufacturers, producers and women’s apparel exporters and importers occupy approximately three-fourth of the building’s rentable area.</p>
<p>Japanese apparel design company <strong>HMS</strong>, fashion designer <strong>Anna Sui Inc.,</strong> sportswear company <strong>L’Koral Inc.,</strong> accessories brand <strong>Findings Inc.</strong> and <strong>Stoll America Knitting Machinery Inc.</strong> occupy more than 70,000 square feet of showroom and office space at the asset, according to the website of the property.</p>
<p>The broker for 250 West 39th Street said that at the moment only two spaces are available in the building. The landlord is the Dallas-based <strong>Lincoln Property Company</strong>, which has made developments and acquisition projects for more than $1 billion in real estate value throughout the Northeast.</p>
<p><strong>Richard Selig,</strong> a principal of <strong>Coldwell Banker Commercial Alliance</strong>, represented the tenant.</p>
<p>Mainstream Swimsuits, has recently inked a deal for a 10,000-square-foot showroom at <a title="Commercial Observer article " href="http://commercialobserver.com/2012/08/238776/" target="_blank"><strong>1441 Broadway</strong>.</a> A spokeswoman for Miraclebody declined comment.</p>
