<p>Diamond company <strong>Lieber &amp; Solow </strong>renewed its lease and expanded its footprint at the 4th of the <strong>75,416-square-foot</strong> Class B building. Lieber &amp; Solow will now be occupying a total of <strong>7,773 square feet </strong>in its new 10-year lease, and will a majority of the 4th floor after sports firm <strong>Excel Sports Management </strong><a href="http://commercialobserver.com/2012/03/1700-broadway-signs-a-string-of-deals/" target="_blank">vacated the space</a> for a <strong>9,000 square foot </strong>office at <strong>1700 Broadway </strong>in March before its lease expired in August. <!--more--></p>

<p>"Business is good, they been in the building for over six years, and they wanted to renew and expand and extend their lease," said <strong>Kenneth Aschendorf</strong>, principal of APF Properties, said of Lieber &amp; Solow.</p>
<p>Also taking space at the 4th floor of 1156 Avenue of the Americas is <strong>Miniclip</strong>, an independent online games site. That company took a <strong>1,630-square-foot </strong>space that also previously belonged to Excel Sports Management. Miniclip's lease is for 5-years.</p>
<p><strong>China Telecom</strong>, the fourth-largest telecommunications firm in China, will open its first office in New York City by taking a <strong>3,330-square-foot </strong>pre-built space at the 6th floor of the building.</p>
<p>Asking rents in the building are in the high-$40s-per-square-foot.</p>
<p><strong>Cushman &amp; Wakefield's David Rosenbloom, Joshua Goldman, </strong>and <strong>Emily Weber </strong>represented <strong>Lieber &amp; Solow, Miniclip </strong>and ownership in these transactions. <strong>Jonathan Fales </strong>and <strong>Michael Tranfalia </strong>of <strong>Cushman &amp; Wakefield's Strategic Agency Services Group </strong>also represented APF Properties and Lieber &amp; Solow and Miniclip in the lease deals.</p>
<p>China Telecom was represented by <strong>Yuan Tang </strong>and <strong>Clyde Reetz</strong>, both of <strong>CBRE</strong>.</p>
<p>Mr. Aschendorf cited the recent improvements made for 1156 Avenue of the Americas as one of the reasons the building now is 100 percent leased.</p>
<p>"In our business, happiness is a full building," he said in a statement.</p>
