<p>Previously located at 156 Fifth Avenue, the agency looked across the city, according to tenant broker <strong>Michael Duncan</strong>, of boutique advisory and investment firm <strong>Abraham + Martin</strong>, who worked with associate <strong>John Belinsky</strong> on  the deal. The tenant ended up leaving the Flatiron District for greener  pastures. Both price point and commodious floor plans helped lure them  to the 32-story Financial District tower. They will relocate in  December.</p>
<p>Don  Congdon seeks literary talent in both the fiction and non-fiction  genres, including mysteries, young adult fiction and self-help titles.</p>
<p>Asking rent at the building was $33 per square foot, said a source familiar with particulars of the 10-year lease.</p>
<p>Swig was represented in-house by director of commercial leasing <strong>Jonathan Dean</strong>.</p>
