32broad Elusive Ruby Schron Inks Four Deals on BroadwayOne of the city’s largest and most secretive landlords, Rubin Schron, has signed more than 17,000 square feet of leases at two elegant slivers of pre-war office space on lower Broadway.

Mr. Schron’s Cammeby’s International has scored three new deals and one renewal at 32 and 42 Broadway. In a 10-year deal, 42 Kopy has taken 4,000 square feetCaruso Painting & Decorating Corporation signed a three-year lease for 1,000 square feetSinglePlatform, a digital marketer for restaurants, signed a lease for 1,200 square feet. It was represented by Colliers International New York.

Meanwhile, long-term tenant Feldman Kronfeld & Beatty, a legal services company, signed a long-term renewal for 1,300 square feet. Both buildings are “currently offering aggressive leasing packages,” according to the landlord. Other tenants include the city’s Department of Consumer Affairs and the Board of Elections.

The Brooklyn-based Orthodox landlord founded his company in 1967, and by some estimates controls 15 million square feet of residential, office and industrial space in the tri-state area. His downtown holdings also include the Woolworth Building, 39 Broadway and 45 Broadway Atrium. 

Thomas Hettler of The Lawrence Group represented the landlord at 32 Broadway, an 18-story, 128,000-square-foot building. David Ofman, of the same firm, represented the landlord at42 Broadway, a 20-story, 380,000-square-foot building. Asking rents in the area are around $35 a square foot.
