It turns out the phrase “high-end sports bar” is not an oxymoron.

Hudson Station is the newest bar to open in the tourist traffic zone around 35th Street. The bar will lease 7,111 square feet of space in the Paramount Group‘s Ninth Avenue for 15 years.

The bar will offer no less than 25 high-definition TVs, two projection screens and a pool table. “We loved 440 Ninth Avenue right away as the right location for Hudson Station,” said owner Erik Nesensohn. It “is basically a much larger version of our Upper East Side bar and grill, The Bullpen.”

The tenant apparently felt there was a dearth of classy establishments in the neighborhood offering beer and artery-clogging cuisine with a side of baseball. “We saw the area as a fantastic emerging neighborhood both residentially and commercially,” Mr. Nesensohn said, “that is underserviced by high-quality restaurants that offer an entertainment component, such as Hudson Station.”

Andrew Conner and Peter Brindley represented the landlord in-house. Ed Reilly of Reilly Real Estate represented the tenant.
